Hawaii land is not automatically a beach parcel. Much of what private owners try to sell is leftover agricultural remnants, inland lots, and inherited kuleana-adjacent questions that a mainland listing script does not understand. What an acre of Hawaii land is worth — and what it is not

NASS does not publish a Hawaii farm real estate average in the 2025 table. The U.S. farm average was $4,350 an acre. We do not invent a figure for Hawaii. Hawaii has about 6,423 square miles of land area.

The 2022 Census of Agriculture, Table 8 counted 1,053,302 acres in farms in Hawaii, about 25.6% of land area, at $11,411 an acre that year. Still a farm number, still not a bid.

Hawaii’s land system is not a mainland plat grid. We buy transferable private real estate when title can close. We do not invent shoreline or hotel-condo upside, and we do not treat every remnant as developable. Why a statewide average misleads leftover lots

Farm real estate averages mix working ground and buildings. A landlocked remnant, a recorded lot with unpaid HOA dues, or a timber cutover is a different file. Use the number as a sanity check. Do not treat it as an appraisal of your parcel.

How Hawaii closings usually work
