California’s farm average sits high because of irrigated ag and coastal pressure. A dry High Desert lot is not that number. Neither is a leftover acre with no water.

Pull the title report, the tax bill, and anything you have on water. If the parcel is in a groundwater basin with pumping limits, say so. Buyers find out.
