Selling Agricultural Land in Ohio Without Pretending It Is a Farm
By

Bart Waldon

Selling agricultural land in Ohio is not automatically selling a working farm. If the acres still cash-rent or carry a real operation, a farm buyer is often the retail path. Cash as-is is for the piece that no longer belongs in that story.

Farm averages are not an offer on leftover ag acres

USDA NASS Land Values 2025 Summary put Ohio farm real estate at $9,350 an acre in 2025. Statewide farm average, not an offer on your parcel.

The 2022 Census of Agriculture, Table 8 counted 13,652,346 acres in farms in Ohio, about 52.2% of land area, at $8,043 an acre that year. Still a farm number, still not a bid.

Those figures mix land and buildings on farms. A remnant with no water, a landlocked extra, or a timber cutover is a different file. Use the number as a sanity check. Do not treat it as a bid.

How an Ohio ag remnant actually closes

Ohio vacant-land deals typically close with a title company. Inherited farm extras and owners who moved away are the usual call. We buy unused land. We do not need you to list it in all 88 counties.

Ohio has a high farm count and a modest average size. Western remnants are not the same as a southeast Ohio hollow. We buy unused private land of both kinds. We do not attach lakefront or suburb pricing to a rural APN. We do not price leftover acres like a working farm just because the tax card still says agricultural.

Cash vs listing leftover ag land

If a neighboring operator will pay retail, list it. If you want out of the tax bill without showings, a cash sale to Land Boss is usually 3–5 times faster than selling with a realtor. As-is. Title still has to clear. You can decline.
