We look at Ohio land as a cash buyer. If you are here to buy, read the friction. If you are here to sell, there is a direct path.
Ohio has a high farm count and a modest average size. Western remnants are not the same as a southeast Ohio hollow. We buy unused private land of both kinds. We do not attach lakefront or suburb pricing to a rural APN.
What “cheap” or “best” usually hides
Low asking prices often sit on landlocked remnants, unpaid taxes, or ground a retail buyer cannot finance. Counties with a lot of vacant plats are not automatically a deal. They are often a carrying-cost story.
Cited farm context
USDA NASS Land Values 2025 Summary put Ohio farm real estate at $9,350 an acre in 2025. Statewide farm average, not an offer on your parcel.
The 2022 Census of Agriculture, Table 8 counted 13,652,346 acres in farms in Ohio, about 52.2% of land area, at $8,043 an acre that year. Still a farm number, still not a bid.
If you own the land instead
