Selling agricultural land in Utah is not automatically selling a working farm. If the acres still cash-rent or carry a real operation, a farm buyer is often the retail path. Cash as-is is for the piece that no longer belongs in that story.

The 2022 Census of Agriculture, Table 8 counted 10,494,923 acres in farms in Utah, about 20.0% of land area, at $3,044 an acre that year. Still a farm number, still not a bid.
Those figures mix land and buildings on farms. A remnant with no water, a landlocked extra, or a timber cutover is a different file. Use the number as a sanity check. Do not treat it as a bid.
How a Utah ag remnant actually closes
