Nearly half of Colorado’s land in the USDA count is in farms, much of it on the Eastern Plains. The parcels we buy more often are small recreation leftovers, inherited ranch splits, and lots with well or access questions. We do not price Aspen onto a county road in Lincoln County.
What “cheap” or “best” usually hides
Low asking prices often sit on landlocked remnants, unpaid taxes, or ground a retail buyer cannot finance. Counties with a lot of vacant plats are not automatically a deal. They are often a carrying-cost story.
