The South Carolina land market is not one number. Access, water, and whether the ground is private and transferable do more work than a statewide average.
What actually moves South Carolina vacant land
South Carolina still farms and still grows. The parcels that stall are often inherited woods, leftover lots, and inland remnants a buyer wanted to be a sure house site. We buy unused private land. We do not attach beachfront pricing to an inland APN.
South Carolina counties tax real property. Idle woods still generate a bill. Out-of-state heirs feel it.
Published averages, used honestly
USDA NASS Land Values 2025 Summary put South Carolina farm real estate at $4,740 an acre in 2025. Statewide farm average, not an offer on your parcel.
The 2022 Census of Agriculture, Table 8 counted 4,553,922 acres in farms in South Carolina, about 23.7% of land area, at $4,355 an acre that year. Still a farm number, still not a bid.
Closing custom in South Carolina
South Carolina still prefers a real-estate attorney at closing. Midlands woods and a beach lot are not the same asset. We buy unused land as-is.
Listing vs selling South Carolina land for cash
A realtor listing can hit retail. It also waits on showings and a loan. A cash offer from Land Boss is usually 3–5 times faster. The price is often lower. That is the trade, not a secret.
